President Obama's foreclosure-prevention seems to be effective and helping

Foreclosure filings were down 3% in October, the third consecutive month-over-month dip, according to RealtyTrac, the online seller of foreclosed homes.

The slowdowns include banks taking time to judge whether some loans are eligible for the Making Home Affordable program, President Obama's foreclosure-prevention initiative that was passed last spring.

New Tax Laws for Landlords Proposed

A new proposed by the The Senate Finance Committee may help "pay for" health care reforms by landlords that affect so-called casual investors in real estate, i.e., those who are not engaged full time in owning and operating rental real estate.

The option would require information reporting of any payment of $600 or more that any owner of rental property might make to "service providers" (plumbers, AC repairman, bookkeepers etc). The owner would provide a Form 1099-MISC to the provider and to the IRS. Similar rules have been in place for at least 20 years that apply to "full-time" property owner.

While this is just a proposed option by The Senate it might a new beginning for the government to update reforms for the " Pay For" Health reform.

Just this weekend I noted many homes that were listed for sale "under contract" hanging under the for sale signs in central NJ. I did note that searching Realtor.com that prices were some what steady. Some prices did drop by a small percentage and some stayed the same through out the listing.

Pending home sales jump 3.2% 2009

Pending home sales rose in March for the second consecutive month and are up year over year. The Pending Home Sales Index from the National Association of Realtors showed a 3.2% gain to 84.6 from February, when it was 82. The index stands 1.6% higher than a year ago.

Set the stage for buyers from your curb to your back yard. Remove outside and inside clutter.

Remember buyers want to image your home as their home. Make your home comfortable and neat.

This way when you have a showing with your Realtor the buyer will feel like sitting in on living room furniture and take in the view.

Have the inside of your home clean, airy and sun light.

If you have tons of clutter call in a estate clutter remover and donate the items to charity. Toss out to the trash items not recyclable.

Selling estate trends change. Your home may sell fast or sell longer. Just putting a sign out on your lawn House for sale might not do it for you. Real Estate Brokers use MSL (house for sale listing) where other real estate brokers can know about your home for sale. This helps bring in more possible buyers for you.

Call you local real estate sales agent and ask to speak to them about listing your home for sale. They are trained in the field of selling property and have tons of exposure to help sell your home for you.

You can ask your neighbor or search online to see if they can refer you to a real estate broker. Referrals are king.

We all wonder when is the best time to sell real estate. The best time to sell is when you are ready to sell. Or perhaps your job move or family size will need you to think about selling your home or real estate.

Buyers are out there. If you don't list your home when you decide to sell you might lose a chance to sell it.

How about those written offers to buy? Would you know the real estate laws in your state regarding written offers to buy your home? It is advice to contact a broker to help you sell or lawyer since they are schooled to know the real estate laws.

Why do you need a Realtor? I know myself I would feel more at ease to have someone on my side when it comes to real estate sales. Broker fees are negotiable and they work hard to earn them.

Buying a home that needs lots of repairs might be a good investment.

Renovated a house can be relatively inexpensively and buyers can actually get government help to finance these repairs. The U.S. Department of Housing and Urban Development (HUD) has a special loan program for just such purchases.

These programs operate through FHA-approved lending institutions which submit applications to have the property appraised and have the buyer's credit approved. These lenders fund the mortgage loans which the Department insures. HUD does not make direct loans to help people buy homes.

The Section 203(k) program is the Department's primary program for the rehabilitation and repair of single family properties. As such, it is an important tool for community and neighborhood revitalization and for expanding homeownership opportunities.

If you have questions about the 203(k) program or are interested in getting a 203(k) insured mortgage loan, HUD suggest that you get in touch with an FHA-approved lender in your area or the Homeownership Center in your area.
